- Service charge trajectory over the last three years - a quiet drag on yield.
- The developer's completion record, which is a better guide than the brochure.
The quietest transactions almost always close on the strongest terms. Noise costs money.
Then read the motivation on the other side
Price is a function of leverage, and leverage is a function of who needs to move. A seller with a deadline and a buyer with none are not in the same negotiation, whatever the asking figure says.
