Buying off-plan — purchasing a property before it's built — is one of
the most common ways to invest in Dubai real estate. Payment plans are
flexible, entry prices are often lower than ready properties, and the
potential for capital appreciation by handover can be significant.
That said, off-plan buying comes with considerations that differ from
buying a completed home.

Understand the payment plan structure

Most off-plan projects follow a staged payment plan — commonly a
10-20% down payment, followed by installments tied to construction
milestones, with a final balance due on handover. Some developers
offer post-handover payment plans, extending payments beyond
completion. Read the schedule carefully and confirm what happens if a
milestone is delayed.

Check the developer's track record

Not all developers deliver on the same timeline. Before committing,
look into the developer's history of past project completions — did
previous developments hand over on schedule? A strong track record
reduces (though never eliminates) delivery risk.

Factor in the handover date, not just the price

A lower starting price on a project with a distant handover date
means your capital is tied up longer before you can use, rent, or
resell the property. Weigh the price against your own timeline and
liquidity needs.

Confirm DLD registration and escrow protection

In Dubai, off-plan payments are legally required to be held in an
RERA-regulated escrow account, released to the developer only as
construction progresses. Always confirm the project has a valid DLD
(Dubai Land Department) permit number before paying anything.

Work with someone who knows the market

Off-plan investing rewards buyers who understand which locations,
developers, and unit types are likely to perform well by handover.
